Water depth!! Horror stories could be told because a buyer relied on their agent and that agent didn’t know squat about the water. Nothing makes me, Joe, madder than an agent from outside the Northern Neck coming in here with one of their clients.

Just because you have 6′ of water at the dock does not mean that you will have good navigable water out to the open waters of the rivers and bay. Hell, you might not be able to float a bar of Ivory soap over some of the sandbars that control access to a creek.
