The Everything Waterfront Luxury Home for Sale

Solid, solid, Luxury for sale on the Waterfront

271 When you drive up our paved driveway and park in front of the huge three-bay garage, you can walk up the circular brick sidewalk and steps onto the covered porch. The doorbell/intercom is on your right and the brass crab doorknob is right there on the solid fiberglass front door. Once in the two-door foyer on the slate floor – stop and look around. The photo here gives you a hint of the ornate woodwork in the entryway. Walking from the family room into the utility room you pass the main floor bath, which has a cabinet, elongated toilet and shower with glass doors. The bath has a unique chair rail and wainscoting and a marble sink. First let me tell you there is no such thing as Black Friday in the Northern Neck.
Wouldn’t it be something if realtors had Black Friday sales? Can you imagine the hyped up ads and crowds fighting over property?

The truth is we have had Black Friday sales for 5 or 6 years now. What was a seller’s market has really turned into a buyer’s market. It has been that way for some time now. Even though the market was better this year and forecasted to improve moderately in 2013, it still won’t be a boom.

Supply still outweighs demand. The normal housing vacancy rate for single family houses and condos is around 1.5 percent nationally. Our high was three percent, but we are now down to 2.1 percent. We are chipping away and nationally prices have risen slightly.

These numbers are reflected in the second home/vacation market as well. These are the properties that are my primary sales.

I don’t have the data for 2012 yet but I believe it will be better than last year. In 2011 vacation-home sales rose 7.0 percent and accounted for 11% of all transactions last year.

It must be nice to have money. The National Association of Realtors’ chief economist said that investors with cash took advantage of market conditions in 2011 and that 41 percent of investment buyers purchased more than one property.

I’ve been saying this for years. It is a buyer’s market and all things are negotiable. Don’t let a listing price stop you from making an offer. What people want and what people will take are 2 different things.
